2010, at the Colonial Plaza (2728 East Colonial Drive, Orlando, FL 32803) near the intersection of Primrose and Colonial. The
event is scheduled from 10:00 am to 2:00 pm in the parking lot area in front of where Circuit City was once located. Look for
the orange E-PASS tent. E-PASS will also be giving away goodies including certificates for a free E-PASS Mini sticker tag
(limited quantities apply).

The following electronics will be accepted, working or not working: desktop, tower, laptop computers; CRT, LCD, plasma
monitors/displays; televisions; printers/plotters; fax machines; telephone systems, switches; cell phones, PDAs, radios;
stereos; VHS/DVDs; video games; projectors, cameras; any kind of storage media.

For computers and other items like cell phones and PDAs, a private company will process the item for data destruction (factory
clearing cell phones and degaussing the sim cards; three pass electronic erasure and Department of Defense level sanitization of
hard drives) and provide the appropriate certificate of destruction. All identifying marks, stickers and labels are removed. If
media cannot be securely destroyed electronically, physical destruction is carried out at their facility.

*Note: Individuals wishing to participate should note that the Westbound 408 exit for Crystal Lake may be closed Saturday for
construction activities. Please use the Mills exit instead.

FHA will tighten up lending in 2010.  New guidelines will require a FICO score of 620, up from the previous 500 to 580.  Also, down payments will be raised from 3.5% to 5% and the maximum amount a seller can contribute for closing costs is being lowered from 6% to 3%.  If you are trying to decide on moving forward or waiting you might want to move a little more quickly.

We took my nieces on what I thought would be something really fun and different over the Thanksgiving holiday.  Well it was…Before we even made it into the farm entrance my parents had started to inquire about the maze  It just so happened they actually found someone I knew and he and his son had just completed the big maze (yes there is a little one too). It took 2 hours….well that was enough to scare the parents, they decided to sit this one out.

Me with no sense of direction (that is why I was one of the first to have a GPS in my car as a Real Estate Consultant), got a little nervous too…My brother-in law had to make it home in time for the Gator game so that put a lot of pressure on all of us…

I convinced them that we needed to try the mini maze for kids before we even thought of attempting the full blown grown up one ( I did buy the 3D glasses for the special cheat map though just in case). My brother-in-law being the typical man wanted to just push on to the big one with me, my sister and a 3 and 6 year old in towe..I said No, let’s practice first..

We went to the entrance of the mini maze, the hostess told us it should take no more than 20 minutes..well we found the exit many times, but could not find all 5 color stands (only 4), I would not give up, 45 minutes later (we were below average I guess) my sister screams here it is, BLUE….whew we finally made it and got out proudly matching our fingerprints to the board to tell our fortune (you have 5 different colors one on each finger)..My fortune said I was a good Compromiser (there was chuckling from my family, I’m not sure I know why??)

We opted out of the big one this year due to time constraints (sure), but will be better prepared with GPS, a flyover of the maze and plenty of food and water for the one next year…..

Seriously, it was fun and the kids enjoyed it and that is what it is all about….(not how directionally challenged their Aunt TT is)…..

    Senators agree to extend homebuyer tax credit

    WASHINGTON — Senators agreed Wednesday to extend a popular tax credit for first-time homebuyers and to offer a reduced credit to some repeat buyers.

    The tax credit provides up to $8,000 to first-time homebuyers but is set to expire at the end of November. The Commerce Department said Wednesday that new home sales fell 3.6 percent in September, and some industry representatives blamed uncertainty about the tax credit.

    Senators agreed to extend the existing tax credit for first-time homebuyers while offering a reduced credit of up to $6,500 to repeat buyers who have owned their current homes for at least five years, said Regan Lachapelle, a spokeswoman for Senate Majority Leader Harry Reid, D-Nev.

    The tax credits would be available to homebuyers who sign sales agreements by the end of April. They would have until the end of June to close on their new homes, according to a summary of the legislation being circulated among lawmakers.

    What does this mean?

    1. Good news for, appraisers, the AMC’s who normally pay CUT rate fees and who care less about quality appraisal reports and experienced appraisers and more about making money, must pay appraisers based upon normal market rates for completing FHA assignments. However the borrower will most likely wind up paying more for FHA loans as the appraisal fees will be even higher….as the AMC’s will jack up their prices to the banks to pay the appraisers what they should and to make profit for themselves as well.

    2. Mortgage Brokers will no longer be ordering appraisal reports. So this repsonsibility will go to the Banks or the AMC’s.

    3. Appraisal reports will only be good for 4 months rather than 6 months.

    4. Good NEWS: FHA will allow appraisal reports to be transferred to another lender rather than having another appraisal report completed.

    5. The only way another appraisal report can be completed if someone does not agree with value is the report will have to be flawed in some way and it will have to be proved that flaws exist in the report

    6. No one can talk to appraisers about value issues. REALTORS, you can still give Appraisers comparable sales data, that is NOT prohibited, you just cannot talk to them about value. The banks and AMC’s can discuss particulars of the assignment, but no one can pressure an appraiser for value PERIOD!

    7. As of October 1st only CERTIFIED Appraisers can complete FHA appraisal assignments.

    8. FHA will require that the appraiser is knowledgeable in the area that they appraise. So if you find an appraiser coming from way out of the area to do an appraisal, this would be one reason to suspect the accuracy of the report. This has ALWAYS been required of appraisers as part of USPAP ( Competency RULE) but many appraisers would take the job no matter where it was and this is not good, if they have no clue about the area.

    9. Banks will be liable for the loans they underwrite, not brokers, so there may be more FHA brokers coming from the picture.
